Developer plans 8 homes at Spring and Walnut

Developer Rodney Graham and John Marshall Custom Homes Inc. are seeking town permission to build eight detached single-family homes, one of which would qualify as affordable housing, on a 1.85-acre site at Spring and Walnut streets.
The developer outlined the plans Thursday, Sept. 21, at Davidson town hall in a followup meeting to the July 13 planning charrette for the site.
The project will come up for review immediately, at the Davidson Planning Board meeting Monday, Sept. 25, at 7 pm, and the Town Board work session Tuesday, Sept. 26, at 6 pm. Both meetings are at town hall.

Marshall wants to erect eight new homes on three existing lots. Among the issues that appear to be unresolved at this point is a connection from Spring Street to South Main Street, and specifically, whether the developer will help pay for it.
The proposed development would be near another neighborhood infill project also in the works: the proposed Walnut Grove subdivision west of Walnut Street and along the existing Goodrum Street. As currently proposed, the Marshall project would not connect to Walnut Grove. The Spring Street extension would allow that, and give access to the new development from Main Street.
Town planners believe the project fits into the neighborhood and surrounding developments already under construction. In a memo handed out at Thursday’s meeting, planner Lauren Blackburn wrote: “The proposed development would serve well as a transition from the denser, multi-family housing along South Main Street to the less dense single family neighborhoods along Walnut and South streets.”
The meetings Monday and Tuesday will be a chance for us to learn more about the project and express any concerns to town officials before the plan is approved.

At its September 25 meeting, the Planning Board deferred a decision on the Spring/Walnut infill project. The Board determined that the plan that was submitted was incomplete, and asked the developer to fill in some details and resubmit the plan. In particular, the Board asked for more information about the following items:
- plans for the lot currently labeled “reserved”
- a detailed cross-section of the roads to be improved and constructed in the development
- a more complete indication of how the developer plans to contribute to the extension of Spring Street to Walnut Grove
- how the sizes and placement of the houses in the development will meet the standards anticipated in the pending Village Infill ordinance
- attachment of detailed notes to the master plan
Once these questions are answered the Planning Board will consider the project for a recommendation to the Town Board.
