Board delays vote on Spring & Walnut plan

At its September 25 meeting, the Planning Board deferred a decision on the Spring/Walnut infill project. The Board determined that the plan that was submitted was incomplete, and asked the developer to fill in some details and resubmit the plan. In particular, the Board asked for more information about the following items:
- plans for the lot currently labeled “reserved”
- a detailed cross-section of the roads to be improved and constructed in the development
- a more complete indication of how the developer plans to contribute to the extension of Spring Street to Walnut Grove
- how the sizes and placement of the houses in the development will meet the standards anticipated in the pending Village Infill ordinance
- attachment of detailed notes to the master plan
Once these questions are answered the Planning Board will consider the project for a recommendation to the Town Board

Developer plans 8 homes at Spring and Walnut

Spring @ Walnut planDeveloper Rodney Graham and John Marshall Custom Homes Inc. are seeking town permission to build eight detached single-family homes, one of which would qualify as affordable housing, on a 1.85-acre site at Spring and Walnut streets.

The developer outlined the plans Thursday, Sept. 21, at Davidson town hall in a followup meeting to the July 13 planning charrette for the site.

The project will come up for review immediately, at the Davidson Planning Board meeting Monday, Sept. 25, at 7 pm, and the Town Board work session Tuesday, Sept. 26, at 6 pm. Both meetings are at town hall.

Followup meeting on Spring-Walnut development

The Davidson Planning Department has scheduled a follow-up meeting Thursday, Sept. 21, from 5-7 pm at town hall to discuss the proposed development of a 1.85-acre site at Spring and Walnut Streets.

Construction to close some streets

Davidson officials said the intersection of Davidson Gateway Drive and Jetton Street will be closed for three to four weeks beginning Monday, Sept. 18 for sewer line and storm drain construction. Here’s a link to a map of the closures.Traffic will be detoured and on-street parking will be prohibited during the construction. See the map for a description of the detour routes.

Neighborhood-driven traffic control

southbus.jpgAs many of you know, we’re starting an effort in our neighborhood to develop some simple traffic calming tactics that don’t require town spending on new infrastructure.In the next couple of weeks, you should be hearing from our neighbor Robert Lee, of Goodrum Street, who is helping to drum up support for such ideas as painted intersections and movable planters around parking spaces.

Town Board takes up infill standards and traffic

Two of our neighborhood’s most closely watched issues – infill development standards and traffic calming – came up at the Davidson Town Board’s Sept. 12 meeting (click here for agenda), though the board took no new action on either issue.

After residents of Woodland Street and other areas complained about school-related traffic in recent weeks, Lauren Blackburn of the town planning staff gave board members a refresher session on traffic calming planning.

Blackburn said the town has a 9-step “objective” process for prioritizing public spending on traffic calming devices. Problems with traffic in the neighborhood around the elementary and middle schools came up, but Mayor Randy Kincaid cut off comments, saying there wasn’t time in the night’s agenda for a detailed discussion.

Later, the board held a public hearing on proposed revisions to the town’s village infill development rules, which govern new construction in the older parts of town. Blackburn and town planning director Kris Krider outlined the proposed revisions. The board then listened to public comments, which while generally favorable, mostly urged the town to tighten the regulations further than currently proposed.
